CANDIDATE STATEMENTS

David Golbahar

As a REALTOR, with experience in Real Estate for over 30 years, my goal as an original home owner in The Terrace for over 28 years and serving on the Board of Directors at the present time, is to keep and increase the value of our homes by enhancing the exterior of our units, better landscaping and on going maintenance at low cost that our HOA fee stays low for future years.

My background and work experience as an Architectural graduate from USC in building design and construction management will benefit our community in our on going projects and maintenance repairs and will bring and keep high quality of life to Terraces for years to come.

I am proud of my home, great neighbours and our community location. So let us all work as a team and keep our Terraces at its best.

I volunteer on boards with a variety of non-profits in Orange County, including the International Facility Management Association and the Foster Care Auxiliary of Orange County.   I also participate in education events for the Building Owners and Managers Association, the Institute of Real Estate Management and the Community Associations Institute.    Formerly, I was a home owners association board member at his first home in Fountain Valley for 5 years, and look forward to bringing my experience to the Terraces.

Additionally I have continued to expand my knowledge focusing on Continuity of Operations through FEMA’s education programs, Time Management, Negotiating, Project Management, and Finance for Non-Financial Business Persons.

I was born and raised in Orange County, and have lived in Laguna Beach for more than a decade with my husband and two children. I am an avid skier, gardener and traveler.

I’m running to serve on your Board because I love and treasure where we live; its location and tranquility, our neighborhood.  We are so lucky to have our homes in this pocket of land backed up to nature conservancy property and yet minutes from the beach, the airport and any service you can think of.  It’s an unusual place and environment, and I’m proud of it.   I’m also retired now and have the time to be helpful to our community.

As Board member, I will work to:

  • Ensure that our community is safe, well planned and maintained, within our budgets, to preserve and grow the value of each of our properties.

  • Connect with and listen to all of our owners/residents, be responsive and improve communication.

  • Anticipate, identify and prioritize community needs.

  • Research and analyze solutions.

  • Build consensus.

  • Manage maintenance projects with minimal disruption to our lives.

Thank you for your consideration.

I have been an owner and resident for over three years. As an interior designer with 15 years of residential experience, I have collaborated with home-builders and re-modelers, conducting frequent site visits and interfacing with project managers to ensure projects remained on task and budget.

As a board member I look to provide a voice for our residents; to use my expertise as a designer to help improve our community and ultimately increase the value of our homes; to help build a stronger sense of community and safety via more gatherings and a neighborhood watch.

I purchased my home in The Terrace ten years ago because of its canyon and beach-close location, but mostly because of its rustic charm and warmth. While doing my weekly power walks through the community before I moved to The Terrace (I lived next door at Club Laguna), I would think to myself, I’d love to live here. It’s got such a cozy Laguna vibe and doesn’t feel like a typical cookie-cutter condo community.  Moving to my condo on Santa Rosa Court was one of the most exciting experiences in my life—to be living near the ocean, but within a stone’s throw of the Canyon, and to be living among other creatives (artists, musicians, song writers) was a dream come true.

~Ten years later, I’m still so grateful!

I’m currently on the board and would like to serve our community for another term to help insure that our neighborhood maintains its charm and warmth.  A happy community generates positive energy and that is the warmth that I’m referring to. I will continue to look out for the best interests of the community with respect to its appearance, maintenance and safety.

I’ve been running a subdivision consulting and freelance writing business for four years, and recently accepted an in-house subdivision consulting position with Fidelity National Title Company. I’m on the advisory board for The Blue Bell Foundation for Cats, and I’m a volunteer community outreach and media representative for Blue Bell. I’m known in the neighborhood as the Cat Lady, yet I have a passion for all animals and the environment. Besides hanging out with my cats, I enjoy writing, hiking, horseback riding, painting, reading, and listening to live music (especially at our great beachside venues).  Prior to consulting I worked for 16 years as a transactional real estate paralegal specializing in subdivision processing for homebuilders and resort developers.

Thank you for your consideration!

I have had the honor of serving as your board President since January of 2017.

I view serving on our association board as being part of a team running a business.  My focus has been on developing a plan and establishing goals, then devoting the time required to executing and adjusting the plan based on the needs of our community. Some of the accomplishments I lead over the past year include:

  • Communication: The community website was created to facilitate better communication in all directions.

  • Proactive Stance:  The Board is now taking a proactive approach to repair and maintenance, protecting your investment and home.

  • Property Value:  Prioritizing projects that impact property value like landscaping and siding replacement.

As a retired business-owner and entrepreneur, I bring the leadership, experience and skills needed to represent your business, fiduciary and legal community needs.  My personal preferences have and always will be set aside in lieu of the best interest of the community.

Like any community, there has been conflict over the past year.  My hope is that each of you feels heard and that your concerns were addressed quickly with decisive action.

Please know that I will continue to work long and hard on your behalf should you elect me to serve on our board for another year.

Thank you for your consideration.

Frank Aronoff

Resident in the 600 block of the Terraces since December 2003 and a resident of Laguna Beach since 1988. Served as president of a private community HOA in Laguna Beach and a board member for that association for three years.  I have a California Life and Health insurance license and also hold a California Real Estate Brokers License for use in the lending industry. I am a graduate of San Diego State with degrees in Public Administration with work experience in higher education, insurance, and the real estate lending industries.

I am concerned with the HOA meeting their primary responsibilities and the priorities of the residents of the community.  The anxieties and stress the HOA placed on the Terraces this past year was an unnecessary strain to our community whether homeowner, tenant, or landlord. I hope to be able to help improve communication and ensure the priorities of the property owners are met.
